Local Law 88 (LL 88) is upgrading the lighting system and installing sub-metering. Lighting technology has been improving dramatically, transitioning from T12 to more efficient fluorescent bulbs to Light Emitting Diodes (LED). New lighting systems, including occupancy sensors and daylight sensors will save a significant amount of energy. These devices may save significant amounts of energy.
Many buildings in NYC still depend on a single meter to monitor electricity consumption, without the means to divide the electric usage amongst tenant. Consequently, many tenants are not aware of their actual energy usage and may be encouraged to lower energy use with this energy consumption information.
NYC buildings over 50,000 square feet (non- residential tenant space) must install or modify all lighting systems to meet the NYC Energy Conservation Code. Commercial buildings over 10,000 square feet must install sub-meters. Compliance with LL 88 must be filed by January 1, 2025.
